A directory and educational guide — nothing more

DeedWatch, operated by CLEADEAL LLC, compiles publicly available information about free recording-notification and property-fraud alert services run by county and state governments, and publishes educational guides about those services and about public land records. Everything on this Site — the directory, the checker, the guides, and the Setup Kit — is general educational material, not professional advice of any kind.

We do not monitor your deed

DeedWatch does not monitor, watch, track, or receive alerts about your property or anyone else's. We cannot prevent a document from being recorded, and nothing you buy or use here watches your title for you. The alerts described on this Site are sent by county and state programs, only after you enroll with them directly. If a page on this Site could be read to suggest otherwise, this disclaimer controls: we are a directory and a guide, full stop.

Not affiliated with any government or platform

DeedWatch is a private educational product. It is not affiliated with, endorsed by, or connected to any county recorder, register of deeds, clerk of court, county clerk, state agency, or court system. It is also not affiliated with the companies that operate alert platforms for counties — including the iCounty Notification Service (deedwatch.com), Fidlar Technologies (Property Fraud Alert), Tyler Technologies, and Kofile — or with any paid title-monitoring company. Program and platform names are used only to identify the services our directory describes. DeedWatch's domain is getdeedwatch.com; the similarly named deedwatch.com is a separate service used by some county recorders, and it is not us.

County services are third-party government services

Every alert program in our directory is run by a county or state office (sometimes through a vendor the county chose). Enrollment happens on the government's or its platform's website, under that program's own terms. We do not control those programs: they can change their names, platforms, enrollment pages, or availability at any time, and their performance — including whether an alert is generated or delivered — is theirs, not ours.

Accuracy and currency

Each directory entry was verified against an official county or state source on the date shown in our records (October 2026 for launch entries), and we re-check entries on a rolling basis. Even so, we do not warrant that any content is complete, current, or correct at the moment you read it. County pages move and programs relaunch. Confirm anything important with the recorder or clerk's office for the county where your property sits — they are the only authority on their own program.

Not legal advice

Nothing on this Site is legal advice, and nothing here creates an attorney-client relationship. Content about responding to a suspicious recording, fraud affidavits, or court processes such as quiet-title actions is general information about how these matters typically work, written for orientation only. If a fraudulent document has been recorded against your property, consult a licensed real-estate attorney in your state promptly.

No outcome is promised

Enrolling in a county alert, checking your own deed, or following any guide on this Site cannot guarantee that fraud will be detected, prevented, or undone. Recording alerts notify after a document is recorded; they are an early-warning tool, not a shield. Your situation, your county's system, and the facts of any recording will determine what happens next.
