DeedWatch

Terms of Service

These Terms of Service ("Terms") govern your use of DeedWatch (the "Site"), operated by CLEADEAL LLC, an Illinois limited liability company ("we," "us," or "our"). By accessing or using the Site, you agree to these Terms. If you do not agree, do not use the Site.

1. What this Site provides

The Site is a directory and educational guide. It compiles publicly available information about free recording-notification and property-fraud alert services offered by county and state governments, and it provides self-help educational content — including a free county checker, guides, and a paid setup kit — for personal, non-commercial use.

We are not a monitoring service. We do not monitor your deed or title, we do not receive recording data about your property, we cannot prevent any document from being recorded, and enrolling in anything through this Site does not enroll you in any county service. Alerts are provided solely by the county or state program you sign up for, under that program's own terms.

The content is educational in nature. Nothing on this Site is professional advice — not legal advice, not financial advice, and not tax advice — and using the Site does not create an attorney-client, advisor-client, or any other professional relationship between you and us. For advice about your specific situation, consult a qualified licensed professional in your jurisdiction.

The Site is not affiliated with, endorsed by, or connected to any county recorder, register of deeds, clerk of court, county clerk, or state agency, and is not affiliated with any alert platform or vendor, including the iCounty Notification Service (deedwatch.com), Fidlar Technologies, Tyler Technologies, or Kofile.

2. No guarantees

We verify directory entries against official county and state sources and work to keep them current, but county programs, service names, platforms, and web addresses change without notice to us. We do not guarantee that any information on the Site is complete, current, or correct, that a listed program will remain available, that a county alert will fire for any particular recording, or that using the Site or the kit will produce any particular outcome. Checker results reflect the last verification date shown for each entry. You are responsible for confirming details with the county office that serves your property before relying on them.

3. Your responsibilities

You agree to:

4. Payments

Some products on the Site require a one-time payment — the DeedWatch Setup Kit is $39, one-time — processed securely by our payment provider (Stripe). Prices are shown in U.S. dollars. There is no subscription.

If you believe you were charged in error, email us at help@doogex.com and we will make it right.

5. Intellectual property

All content on the Site — text, tools, compilations, design, and branding — is owned by CLEADEAL LLC or its licensors and is protected by copyright and other intellectual property laws. The underlying facts about government programs are public information; our compilation, descriptions, and guides are our work product. Purchasing a product gives you a personal, non-transferable license to use it for yourself. It does not transfer ownership or give you the right to share, resell, or republish it.

6. Limitation of liability

To the maximum extent permitted by law, CLEADEAL LLC and its owners, officers, and agents will not be liable for any indirect, incidental, consequential, or punitive damages arising from your use of (or inability to use) the Site or its products — including any decisions you make based on the Site's content, and the acts, omissions, availability, or performance of any county or state alert program. Our total liability for any claim will not exceed the amount you paid us, if any.

7. Indemnification

You agree to indemnify and hold harmless CLEADEAL LLC from any claims, damages, or expenses (including reasonable attorneys' fees) arising from your use of the Site or your violation of these Terms.

8. Third-party links and providers

The Site links extensively to third-party websites, most of them official county, state, and vendor pages for the alert programs in our directory, plus our payment processor. We are not responsible for their content, availability, policies, or practices, and a county program's terms govern your use of that program.

9. Changes to these Terms

We may update these Terms from time to time. The current version will always be posted on this page with its last-updated date. Continued use of the Site after changes means you accept the updated Terms.

10. Governing law

These Terms are governed by the laws of the State of Illinois, without regard to conflict-of-law principles. Any dispute arising under these Terms will be resolved in the state or federal courts located in Illinois, and you consent to their jurisdiction.

12. Severability

If any provision of these Terms is found unenforceable, the remaining provisions continue in full effect.
