How it works in Florida

Florida is the gold standard: state law requires every Clerk of the Circuit Court to run a free recording notification service, each registered email must be able to monitor at least five names, and all 67 counties have been live since July 1, 2024. In this directory, 58 Florida counties' signup pages are individually verified against the clerk's or the operator's own page; the remaining nine are listed by the Florida Clerks' association but their signup pages are still being confirmed, so the checker marks them honestly rather than guessing a link.

Counties we are still verifying in Florida (9)

These counties are not yet verified in this directory — we have not confirmed a free alert against the recording office's own source, so we don't list one. Many will turn out to have a program; call the office and ask, and use the self-check routine meanwhile.

Florida questions, answered straight

Who keeps land records in Florida?

The Clerk of the Circuit Court and Comptroller in each county. That office — not a title company and not any website — is the only authority on its own records and its own alert program.

Is the alert in Florida really free?

Yes. Every service in the table above is a government program offered at no charge by the recording office or its chosen platform. If a page ever asks you to pay to enroll in a county alert, you are on the wrong page — come back to the official link here.

Does enrolling mean DeedWatch monitors my deed?

No. DeedWatch is a directory and a guide. You enroll with the Florida office or its platform directly, and that program — not us — sends the alerts. We never see your recordings.

What if my Florida county has no alert?

Use the deed self-check routine: pull your own record on a set schedule, keep your tax mailing address current, and know the first steps if a filing ever surprises you. The Setup Kit writes the whole routine out, county by county.

Found your Florida service? Set it up completely.

The Setup Kit covers what a directory listing can't: enrolling every version of your name, every property in every county, the deed self-check, and the first-72-hours playbook. One $39 payment — the Florida alert itself stays free.
